Richmond Swimming Pool
Back in 2021, we were approached by a Public Swimming Pool based in Richmond, to see if we could help in reducing their electricity bill by introducing a Solar PV system to the property, as at the time, they were paying a whopping £1.05 per kWh, so they were desperate to find a way to relieve the financial pressure.
For those who may be unaware, swimming pools have some of the highest electricity demands of any building in the hospitability industry. This is due to the immense energy requirements of the equipment needed to heat/cool the large open spaces and the pools within the building.
To help with this demand, Grid Neutral installed an In-Roof Solar PV system that was estimated to generate 24,000kWh per year. With the demand being so high, the property was expected to immediately consume 100% of the energy produced by the array. At £1.05 per kWh, this produced an annual savings of nearly £25,000! With the payback period being an incredible 14 months!
While Richmond Swimming Pool is an extreme example of just how much a commercial property can cost to power, it goes to show just how much of a financial difference a Solar PV system can make with the right design and implementation.

We would certainly say so. We’ve found that the average payback period for a commercial Solar system is approx. 5 years, which is significantly lower than that of a domestic system.
If you’re high energy users, this can go down even further, our quickest payback period was 18 months! The savings along with the potential export income by selling to the grid is a great way to cut down on expenses.

But you can expect a Solar panel to be between 22-25% efficient in turning Solar energy into electricity.

Typical warranties for Commercial Solar panels are around 25 years and are the ones we typically offer.
Although, we’ve found that as long as they are well-maintained, they can last much longer. We’d say up to 40 years for some systems!

As of 2024, Solar panels qualify for the Annual Investment Allowance (AIA) which allows businesses to deduct the cost of a Solar panel system (up to £1 million) from the end of year profits before they need to calculate the tax that they owe, meaning it not only saves you on your electricity costs, but also your end of year tax requirements.

The installation of Solar panels falls under permitted development, meaning that there is no need to apply for planning permission for a Solar panel system.
There are exceptions, which include the following – If it is a listed building, It is in a conservation area or it is a ground mount array. If it doesn’t fall into any of the above, then there’s need permission required!

This depends on several factors: your longer-term outlook on your business, projected energy costs and also your energy usage patterns. A high-energy user with scope for a larger (50kW+) system Solar PV can reasonably expect an amortisation period of 2-3 years. The shortest payback period for one of our installations was 14 months! If this kind of timescale fits within your long-term plans for your business, it can make very good sense to install a solar PV system - your landlord may even contribute to the cost.
